1. Who we are
Red Property Book runs redpropertybook.com. Red Property Book and Detroit Compliance are sister products operated by the same team and share some infrastructure, including payments, sign-in and email delivery. This policy covers Red Property Book.
2. Information we collect
From customers
- Account details: email, name if provided, organization, invited team members and selected ZIP codes.
- Billing details: plan, invoices and billing address. Card details are handled by Stripe and are not stored by us.
- Product activity: searches, filters, saved properties, notes, reveals, exports and reports, used to operate the service and count allowances.
From visitors
- Technical information: when you load a page, our hosting provider records standard request details (such as the page, the time, your browser type and IP address) to run and secure the site. We do not use advertising trackers or third-party analytics.
- Information you send us, such as an email to our support address.
3. Property owners
The service compiles public records about properties, including the owner of record, mailing address, and tax, water, code enforcement, court and county records. Owner phone numbers and emails are obtained from licensed data providers, and each number is checked against the National Do Not Call Registry before it is shown to a customer.
If you own a property and want your contact details suppressed, email hello@redpropertybook.com with the property address. We will suppress your phone numbers and email from future reveals within 10 business days and confirm when this is done. Records about the property itself remain part of the public record.
4. How we use information
- To provide the service, including sign-in, reveals, exports, reports and allowances.
- To process payments and refunds.
- To send the emails you request, account and billing emails, and a small number of related emails you can unsubscribe from.
- To understand, in aggregate, which pages and features are useful.
- To prevent fraud and abuse and to meet legal obligations.
5. Service providers
We do not sell customers' personal information. We share it only with providers that process it on our behalf: Stripe (payments), Supabase (database and sign-in), Google (optional sign-in with your Google account, which shares your name and email with us; and maps and street imagery of properties, for which we send the property's location, not your details), Vercel (hosting), Resend (email) and BatchData (owner contact data for reveals; we send the property and owner of record, not your details). We may also disclose information where required by law or as part of a sale or reorganization of the business, subject to this policy.
6. Browser storage
We use your browser's local storage rather than advertising cookies. It holds your sign-in session and display preferences. Clearing your browser's site data removes it.
7. Retention
Account and billing records are kept while your account is open and afterwards as required for tax and accounting. Technical request logs are kept by our hosting provider for a limited period. Emails you send us are kept as long as needed to answer them.
8. Your choices
You can ask to access, correct or delete your information by emailing us; we respond within 30 days. Every marketing email includes an unsubscribe link. The service is intended for business users and is not directed to children under 16.
9. Security
Data is encrypted in transit, access to production data is restricted, and payment details are handled by Stripe. If a breach affects your information, we will notify you as required by law.
10. Changes and contact
