1. Agreement
These terms govern your use of Red Property Book, including the website, the dashboard and the data (the "service"). By creating an account or subscribing, you agree to them. If you use the service on behalf of a company, you agree on its behalf and confirm you are authorized to do so. You must be at least 18.
2. The service
Red Property Book compiles public records into a scored record for each property, with tools including the feed, owner contact lookups ("reveals"), exports, Deal File reports, the map and saved searches. Your plan determines your ZIP codes, seats and monthly allowances, as described on the pricing page when you subscribe. We may change features over time, but will not materially reduce what your plan includes during a billing period you have paid for.
3. Accounts
You sign in with a link sent to your email or with your Google account; keep that account secure. Each seat is for one person. You are responsible for activity under your account, including by team members you invite.
4. Billing
- Subscriptions renew automatically, monthly or annually, until cancelled.
- Payments are processed by Stripe. We do not store your card number.
- Prepaid packs of reveals or reports are one-time purchases. Pack credits do not expire while your account is open.
- Monthly allowances reset each period and do not roll over.
- For an existing subscription, we will give at least 30 days' notice by email before a price increase takes effect.
- Applicable taxes are added at checkout.
5. Refunds
You may request a full refund of your first subscription payment within 7 days of that payment, for monthly or annual plans, by emailing hello@redpropertybook.com from the email on your account. This applies once per customer; if you started with a free trial, it applies to the first payment after the trial. A refunded subscription is cancelled.
A prepaid pack may be refunded in full within 7 days of purchase if none of its credits have been used.
Renewal payments and partial periods are not refunded. Charges made in error are corrected and refunded whenever they are reported.
6. Cancellation
You can cancel at any time from billing settings or by emailing us. Cancellation stops future renewals; access continues until the end of the period you have paid for.
7. Acceptable use
You may use the service only for lawful real estate purposes, such as evaluating, buying, financing or managing property. In particular:
- Red Property Book is not a consumer reporting agency. You may not use the data to determine eligibility for credit, insurance, employment or housing, or for any purpose covered by the Fair Credit Reporting Act.
- You are responsible for complying with laws on calls, texts and email, including the Telephone Consumer Protection Act and the National Do Not Call Registry. Do Not Call flags are provided as an aid and are not a guarantee.
- You may not use the data to harass, mislead or discriminate against anyone, including in violation of fair housing laws, and you must honor requests not to be contacted.
- You may not scrape the service, share accounts, or circumvent plan limits or access controls.
8. Use of the data
While your subscription or free account is active, you have a limited, non-exclusive, non-transferable license to use the data and reports in your own business. You may keep exports and reports downloaded while subscribed. You may not resell or redistribute the data as a list or database, or use it to build a competing product. Sharing a report with a partner, lender or buyer on a specific transaction is permitted.
9. Accuracy
The data comes from public records and licensed third-party sources. Records can be delayed, incomplete or incorrect, and contact details can be out of date. Scores, flags and estimates are automated and are not appraisals or title searches. Red Property Book does not provide legal, tax or investment advice. Verify anything material before relying on it for a transaction.
10. Free plan and free tools
The free plan gives one account one Detroit ZIP code: full access for the first 7 days, including up to 3 reveals, and a limited view after that. Exports and Deal File reports are not included, and street views are limited each day. The current limits are shown when you sign up.
- Opening a free account requires a payment card, which Stripe saves. The card is not charged unless you choose a paid plan.
- When you upgrade from a free account, you authorize us to charge the saved card for the plan you choose, at once and at each renewal until you cancel. The refund in section 5 applies to that first payment.
- One free account per person and per card. We may close duplicate free accounts.
- We may change the free plan's limits or end the free plan. If we end it, we will tell free account holders by email first, and nothing is charged.
Free tools are provided as is and may change or be withdrawn. If you give us your email for a free tool, we send what you requested and a small number of related emails, each with an unsubscribe link.
11. Suspension
We may suspend or close an account that violates these terms, puts others or the service at risk, or has an unpaid balance. Where reasonable, we will notify you first. If we close an account without cause, we refund any unused prepaid period.
12. Disclaimers and liability
The service is provided "as is" and "as available". To the extent permitted by law, we disclaim implied warranties, including merchantability and fitness for a particular purpose, and are not liable for indirect, incidental, special or consequential damages or lost profits. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. You agree to indemnify us against claims arising from your use of the data in violation of these terms or applicable law.
13. Governing law
These terms are governed by the laws of the State of Michigan. Disputes will be resolved in the state or federal courts located in Wayne County, Michigan.
14. Changes and contact
When these terms change, we will notify active subscribers by email of material changes. Continued use after a change means you accept it. Questions: hello@redpropertybook.com. See also the Privacy Policy.
